I can take care of obtaining the commission agreement in writing and starting a FSBO loop for you whether you already negotiated a commission to be paid or want me to call the FSBO for you.
I can coordinate the affidavit being signed and notarized with the Seller's HOA eith with E-Notary or sending a courier to pick up the original and be delivered to closing.
I will need enough time to coordinate so be sure to order at least 10 days prior to closing.
I can take care of your clients deed package signing appointment via zoom with E-Notary Services (even for the Deed and CMA).
Or if your client prefers signing in person I can schedule an appointment with your client to meet me in person at the Pleasant Hill RE/MAX office. I NEED A FEW DAYS NOTICE FOR THESE. Please call if URGENT time frame.

Sometimes it pays to get the info to the neighbors right away! Maybe they have a family member who wants to buy near them
I can figure out who the association is, who manages it, get the the contact info for you!
I can also request covenants, bylaws, and financials from HOA and add to loop.
If I can't get them I will get ahold of you
I can search LAND RECORDS & call the county for covenants and upload to the loop. I can also send them to anyone you need me to. If I do not find any covenants I can call the homeowner and check if they have them or know where I can obtain them.
